Notice of Public Hearing

YOU ARE HEREBY NOTIFIED THAT THE MATTER DESCRIBED BELOW IS ON BEFORE THE TOWN OF ESOPUS ZONING BOARD OF APPEALS FOR A PUBLIC HEARING ON TUESDAY, MAY 19, 2026 AT 7:00 P.M. OR AS SOON THEREAFTER AS MAY BE HEARD

NOTICE IS HEREBY GIVEN, that pursuant to Section §123-41 A (1) of the Esopus Town Code, the Zoning Board of Appeals will hold a Public Hearing on Tuesday, May 19, 2026 at 7:00 p.m. or as soon thereafter for the purpose of considering the application of Broadway Professional Square LLC for a proposed area variance pursuant to §123-12 E(2) of the Town Code. The Applicant is proposing to convert three existing offices into single-bedroom units. Pursuant to the Code for the BC Zoning District; density for a single bedroom apartment is 3,750 sf and/or 3,000 sf for a studio. The subject property has 5,000 sf allowable density.

The site is located at 186—190 Broadway, identified by tax map SBL Nos. 56.59-6-16, 15 & 14 located in the BC Zoning District. The application is on file in the Planning-Zoning Board office for inspection by any interested party.
